A 40% shareholding is available in an established premium fitness club in New Cairo. The club serves the high-income residential belt of New Cairo, one of Egypt’s fastest-growing and most affluent areas. The club generates EGP 800,000 a month in operating profit. It has just completed a full equipment upgrade, and the last machine installment is paid in December 2026. From January 2027, the business runs debt-free on new equipment, with the full 800k a month available for distribution. The 40% stake’s share is about EGP 320,000 a month (EGP 3.84M a year). The premises are secured on a long lease: 7 years remaining plus a 10-year renewal, about 17 years of tenure in total. Operations are run by the existing management team, so this is a passive investment with no involvement needed from the buyer.
